  1. Thanks for the responses. In terms of making a claim on the insurance the overall advice I have receiced confirm to me that it's a no go. They are catching more and more people and no matter how slim the chances it is not worth it. I have sent this to my landlord, I want to see how he responds: Hi Neville, Thank you for your replies. Firstly there is no bad feeling on my part, I will pay the £120 on Monday. However, the problem I now have is though my TV is covered for £300 for accidental damage I cannot claim as the access on Wednesday morning was not authorised by myself. I will also make it clear that I do not blame you for what happened though unfortunately as my landlord the responsibility for what happened is for you to resolve. Whether that involves you discussing the matter with the plumber or whoever provided him with the keys, or anyone else for that matter, is not for me to become involved in ! Of course I do agree that this is a serious matter, I was seeking advice ( mainly as to where I stood in relation to my Insurance ) and only when it became clear I was highly unlikely to succeed with any claim did I notify you. I would add that the point about the plumber still being in the building in no ways explains or excuses the fact the room to my door was not locked, in truth I cannot see any reason to leave the front door open either especially as the mail is left just inside the door ! I will wait to hear back from you, clearly the TV is here and the damage clear if you wish to see it. Regards, Chris
  2. No, "some version of the truth" is very risky and leaves one open to being charged with fraud, not worth it !
  3. Thanks for the input. The plumber is more a "jack of all trades" employed directly by my landlord to do odd jobs. It is clear he was only able to gain access as he was allowed to have the keys. I agree I am contracted to pay the £120 but the same contractual obligations specifically state any access has to be with due notice and I was not aware someone, and not even my landlord, was going to turn up when I was out and simply let himself in ! It's also clear to me now that I cannot claim for the £300 for my TV by virtue of the fact this unauthorised access would invalidate any claim. I am, albeit reluctantly, probably going to pay the £120 and pursue the issue re the TV thereafter. Thanks again, Chris
  4. I was just wondering if anyone could give me any advice/feedback on the following : I live in private rented accommodation, my rent is due on the 1st day of each month. For a long time now I have been paying the bulk on or around the 25th of each month so it always reaches my landlord in plenty of time. I then pay the balance at the end of the month. For this month I made a payment on 24th September and had a balance of £120 to pay. However, a few days before I was going to pay it I found out I had diabetes and the payment completely slipped my mind. I received a polite email from my landlord on Monday just gone to which I replied and apologised and said I would pay him asap. As it was I drew the money out on Wednesday after being to a hospital appointment. However, I came home to find a plumber fixing my shower. I then had to go out again but upon my return the front door was open, I came up and though my room door had been almost closed it WAS NOT locked and the plumber had gone ! That was careless but I would have let it go except as soon as I entered my flat I noticed my TV had several cracks in it and is now unusable ! How that happened I have no idea. In terms of coming on Wednesday to refit the shower there seems to have been a breakdown in communication as I did say on Tuesday ( when he came with the wrong shower unit !) I would be out most of the morning and to come in the afternoon when I was going to be in. The main reason I don't want anyone entering the flat unannounced is I believe it will invalidate my insurance, certainly if I actually had a break in- or anyone else here- it would cause problems. The TV is covered for £300 for accidental damage but I'm 99% certain that I will not get paid out. I am certainly not going to say I somehow damaged it myself as several people have suggested as I am not willing to commit fraud ! Thus I have effectively lost £300. As I see it the onus is on my landlord to resolve this and of course the £300 negates the £120 I owe him and then some. I have no wish to antagonise my landlord as that may well just cause further problems, on the other hand I think he is being unreasonable since at the end of the day the liability for what happened must surely lie with him ? However, he is insisting I still pay him the £120 even though I now need it myself ! Of course had I remembered to pay the situation would be somewhat different though it would not change the fact my flat was entered without my permission by someone I barely know and somehow at some point my TV was damaged. As his phone is never on I did explain all of the above in an email to which he replied : Chris Sorry to hear your problems! We have fixed the shower and done the thermostat as you had asked! I would appreciate that you pay your rent on time as the £120 is well overdue and I expect that you pay on time without fail and any excuses. I am making an enquiry into your points about your tv being damaged and now someone's job will be on the line as this is a serious matter! The point about your door being left open, the builder has confirmed to me that he was still in the building in another flat as he was checking all the radiator valves due to yours being changed ( they were checked on Tuesday! ) . I will update you about the tv, but in the meantime I expect your £120 to be paid without fail. Kind regards Neville I actually do not believe the plumber was even here in the building but that is really academic. He had vacated my flat so even if he was elsewhere that still doesn't explain why my door as well as the door to the building were open.   5. We have so many young players coming through that it's reasonable not to retain Cork, Pothas, Myburgh and De Wet. Lumb will be no loss either. As far as Pothas is concerned he has been a great player for us, easily the best wicketkeeper/batsman I can recall. However, it is now time for Bates to step up with Adam Rouse as back up. Katich is a great signing and a player who wants to be here : Katich said; “I'm really looking forward to going back to The Rose Bowl as I have many good friends and memories from my previous time at the club over a number of seasons from 2003-2005. Hampshire have been great to my family and I during my career and I am looking forward to helping the club continue to have success.” Our batting next season looks very strong with Adams, Dawson, Katich, Carberry, McKenzie, Ervine and Vince so at least one is going to miss out I imagine. We will have a bowling attack consisting more or less of home grown players, Dimi, Briggs, Tomlinson, Wood and ( if fit) Griffiths. However,if either of Ali or Jones can stay fit that would be a bonus.
  6. Fair to say I was pleased with Old Hundred @ 16/1 and Sirius Prospect @ 12/1 with Lutine Bell 2nd @ 11/1. However, the horse which really impressed was Alakhan at Chester. Off the track for 18 months or more yet won nicely @ 14/1. Great training effort by Ian Williams. A few more winners elsewhere too made for a very good day........ if only I had backed at least a few of them I am definitely going to try to avoid anything Frankie has even mentioned today Good luck one and all, my tips later.   8. It wasn't a bad day Frankie/Stevo, Elusive Flame was nice winner and you could easily have stuck with Alanza. Meeznah for Stevo and after a few decent places I did indeed finally get a winner with Club Oceanic though my best winner was Yojimbo at Epsom, backed down to 8/1.   9. Fair to say if I actually wagered any money on my selections I would sit on my hands to day ! However, just for interest these are my selections for Doncaster plus a few elsewhere. 1.25 - Doncaster - Poetic Dancer. e/w. @ 9/1. Juvenile races of any kind are not my cup of tea because trying to gauge how much improvement they will make requires a degree of guesswork and there are normally several such progressive types in attendance. However this Nursery is a particularly open affair and the favourite has been allocated a harsh looking mark for her handicap debut. Roger Sez and Responsive are respected, especially the latter who would appear to be well weighted if her last effort in a Listed race at Salisbury is taken at face value. Connections obviously believe they are in possession of a well handicapped Filly because they are turning her out just a week later to take advantage before her mark rises nine pounds for future races. A short break between races is often the downfall of Fillies at this time of the year though and, for that reason alone, she doesn't make much appeal at her current price. At bigger odds it may be worth supporting Poetic Dancer with a small e/w stake ( of course the name helps too ). She won an ordinary looking Maiden at Newbury in May but the form has worked out better than expected with the second, third fifth and eighth placed horses winning since. The first two pulled three lengths clear of the rest of the field and the selection has since run better than her finishing position suggests in two outings. Both of those have come over seven furlongs and she was forced to race wide with little cover in both of them. She wasn't beaten far (two lengths) when finishing sixth in a field of fifteen on her handicap debut and she runs from the same mark today. Hopefully she will get more cover today and that should see her improve on what she has achieved so far. Whether that will prove good enough time will tell but she hails from a yard who have seen three of their six Juvenile winners this season succesful in the past couple of months. They are in good form and they have a good record at this track. 1.55 Doncaster - Chachamaidee/Dever Dream e/w Chachamaidee is improving all the time and the 3lb rise is unlikely to be too much of a hindrance today. She probably needs to step up again to take this but she’s capable of doing so.. Importantly clearly has ability over 7 furlongs, 7/2 isn't a great price though. Dever Dream hasn't been the luckiest of horses but at 7/1 is worth a small interest 2.25 - Doncaster - Bogart/ Lady's First. e/w. @ 12/1. Another Juvenile contest but what makes this one interesting is the plethora of early speed in evidence. That could set things up for a closer and top of that list is favourite, Bogart, and Ladys First. Bogart deserves his chance at the head of the market having won two of his three races convincingly and he looks the one to beat. However Ladys First is trading at around four times the jolly's price and she represents a yard who often target this race. She is obviously well thought of (holds an entry for the Group One Cheveley Park) and she should find this track much more to her liking than the tight turns she encountered at Chester last time out. She is bred to stay further than this so a decent gallop should suit and she was a convincing winner on her debut on good ground. The stable have enjoyed a typically good strike rate with their Juveniles this season and September has proved to be their most productive month with them in the past two seasons. A 2 from 11 record so far this month suggests that the pattern is set to continue. Ladys First is one of three from the yard in this race and is the choice of Paul Hanagan. 3.00 Doncaster - Set To Music Only 7 runners which isn't helpful for e/w purposes ! Set To Music heads the market. Step up in trip will suit as will conditions. She’s in great order by all accounts and getting better all the time.Likely to make another bold bid today and should go close. Doncaster 3.35 Rawaafed He has come on significantly since debut and he should run a solid race today.. At about 7/2 though no real value. That said the only other horse which seems to be well fancied is Encke at around the same price. Holds a Derby entry so is presumably well regarded. 4.10 - Doncaster: Barnet Fair./Farlow. Both e/w . I have selected Barnet Fair on a few occasions this season and he has shown more than enough to go with him again today. This race is not over blessed with early speed but Barnet Fair is versatile regarding race tactics, although he is normally held up. He has progressed well as a three year old, winning three times, and, although just as effective at five or six furlongs, his strong finish make him more appealing at the longer trip. Richard Hughes is both an eye-catching and an unusual one for the yard and his riding style could be just what Barnet Fair requires. He may face the same dilemma as he did on Eland Ally yesterday and become isolated under the stands rail but, in the hope that he can get a good tow into the race, he looks capable of going very close. If they don't go a decent gallop then Farlow could be one to benefit. He races prominently/leads and was a bit unlucky not to win again last time out at Newbury. He never found racing room when he needed it and eventually only lost out by less than a length once in the clear. He is up in class from a four pound higher mark but he has only been seen seven times (won three) and it would be surprising if there wasn't more to come. Doncaster 4.40 Club Oceanic/Visions of Johanne ew Club Oceanic has been flying at home and ground conditions should be right in his favour today. He’s in great order and a big run is. expected. However, I also cannot overlook an old favourite in Visions of Johanne, 10/1with VC looks fair. A few elsewhere : Epsom 2.45 Money Never Sleeps 3.20 Yojimbo e/w @ 16/1 3.55 Epsom Salts/Lang Shining e/w @ 33/1 5.00 Deliberation- strongly fancied but no great price @ 6/4 Chepstow 2.35 Amadeus Wolf Tone 4.20 Doctor Banner e/w 4.50 Golden Hinde e/w Wolverhampton 6.40 Caelis Phew, 1st race off in 5 minutes:o Good luck !   14. Is that why you selected twelve I would certainly play Ervine even if his bowling is pretty useless these days! His batting/fielding are enough. It would be useful if Pothas was around for at least one more season, same with McKenzie.
