Land Law is horrendously complicated because of the way it has developed (it's probably the most historically tangled area of law there is, maybe bar Constitution), and beyond some very broad and basic influences, EU legislation does not interfere with it. So each member state has its own, very convoluted, very individual, rules. You only need to look at how wildly different it is between the UK and France, for example. Specifically I need help in relation to Maltese and UK property law and how to transfer shared property ownership (Parties A and B each own 50% of a property in the UK and 50% of a property in Malta) to individual ownership (A owns 100% of one, B then owns 100% of the other in exchange.)
