Its so tempting to play again, loved my 2nd half run out for the home team in midfield last year. Even set up a goal with a run down the wing and cross. Shame its gone up but it was a great experience and everyone on the day was fantastic. I really recommend it if you havent done it already.

Just called my mortgage provider (Halifax) as i wanted Consent to Lease my property. As im on Standard Variable Rate i have been told i cannot have consent unless i move to a Consent to Lease mortage which has a higher interest rate and charges for setup etc Anyone have a similar experience of this as i was under the impression i wouldnt have to make any adjustments to my current mortgage and i didnt think the interest rate would be changed etc

Cheers people, great feedback. Im going into it purely in the mindset that I love football and I feel coaching and helping kids learn and get involved in the game would be really rewarding. Just so happens that there may be a place for me to take on a skills school or footy club at my local school where the wife works. I have plenty of contacts in local schools due to my wife's work so it shouldnt be to hard to get level 1 and then start using my new skils. To be honest I used to run training for my sunday and saturday southampton league teams so im fairly confident I can do it, just want the piece of paper to prove I can. If something else comes with it i.e a career change etc then thats a bonus. Im definatly going to do level 1 and then level 2 and see where it takes me.

Thanks people, my plan is to do the first one and then take a football coaching session at a local school where my wife works. I then want to go on and do levels 2 and 3 so i dont plan to stick with just level 1. Interesting about the course being a quite easy, I would rather go on a course where the instructor makes it a bit more challenging even if the material being taught is quite simple. I take it there is a fair amount of joining in and playing footy yourself then?

Anyone taken this course? Thinking of a bit of a career change and something to do when im not working, been a sunday\saturday league player but really like the idea of moving into a football coaching role and hopefully find a full time job doing it. Any tips or contacts would be useful

I have been thinking about a career change for a while now, work in IT at the moment, been in the industry for 10 years but its doing my head in now. Trouble is its a big leap to take the pay cut, im guessing im gonna have to drop 10k in salary to change career and taking time out of work to do training etc is the killer. Been thinking about taking up teaching but to take a year off unpaid is just a no go for me at the moment so im stuck really!

No worries its good to hear all experiences, i will be taking out legal insurance so my legal fees will be covered if i need to go to court. I found a joint insurance that covers for legal expenses for eviciting tennants etc and they will pay 100% of the rent for up to a year if your tennant wont pay. I think although a lot of people have avoided insurances, they are worth it if this nigthmare situation happens. Really appreciate all the feedback though as its so hard to get a real world picture when an agent is trying to hard sell their services etc

Thanks for all the feedback, seems like you all dont really have a problem with getting tennants and thats my main concern. If the flat pays for its self im not interested about making a monthly income its the long term "pension pot" im interested in. Think i might take the plunge for a year on a cash collection fee from an agent and deal with the issues myself as im local. Thanks for all the feedback though

Cheers people, really helpful feedback. Im definatly thinking about taking the plunge, even for a year to see how it goes. Can i ask whats the deal with the Tax man then, im assuming after having a veruy brief scan (need to do some more reasearch) i will need to declare the full amount each month as a mortgage payment is not seen as an expense? What does everyone do about this?

Spoken with my current mortgage lender and they are happy for me to rent the property out without a change to my mortgage, just have to pay a small admin fee. Im like you i guess, in terms of i have never done this before so the management option is attractive but like you said i guessed they will just be a middle man, my flat is only 2 years old so i dont see any major work will come up, unless something really bad goes pop. Its in a nearly new condition and doesnt need any work so im thinking maybe i wont need the managed option, just let them sort out the cash which is a lot cheaper. My major concern is what i do if im without a tennant for a long period of time, as finding the cash for 2 mortgages could be a struggle. I have a small fund which will cover about 4 months payments but im not sure if that realistic. Most of the agents i have spoken to have said thats fine, but im worried they are just pushing me into it, so wanted a real world view.

Hi everyone, Im thinking about renting my current flat rather than selling it as i have enough money for a deposit etc my next property. Any advise on becoming a landlord would be useful, im thinking of going with an agency who want to take 10% of my monthly rental to manage the whole thing, included money collection and point of contact so i dont have a tennant hassaling me every minute of the day. Any one have any experience of this? Also some advise on landlords insurance etc if my tennant decides not to pay would also be useful. Thanks in advance :-)

Being Saints is far to easy on football manager, i recommend (if you havent before) go down to the BSS or BSN or lower spanish and italian leagues. Thats where the real challenge of the game is, no money, no fans, no one wants to sign for you. Building a squad and club from nothing is what i like to do. Being a team with millions and able to buy players which should be playing divisions higher = no challenge ;-)

Always wanted to get into this, what advice would you give to someone just starting out. Im not even sure which website to use for trading etc. For a beginner what sort of budget do you think is sensible, couple of hundred or am i likely not to make a worthwhile return unless i go up to thousands?

We spent about 15k on ours and we didnt go crazy. When you go to these wedding fairs etc you can really see how people spend 20k plus. Just remember its about who is there and having the day you want, not how much you spend
