  8. £500k at 1.9% = £9500 interest per year. Therefore £791 per month. £500k at 5% = £25000 interest per year. Therefore £2083 per month. This is calculated on interest only, so the number of years is irrelevant. As the rate goes up, so do the interest payments. A fixed rate of 1.9% was easily achievable 3 to 5 years ago. A rate of 5% is realistic right now. Hope that helps.
