Proably as simple as the PST Valuer is not prepared to stand up in Court and swear the oath! So, the 4 or 5 of us who were proposing to meet at the George shall we decide when the situation is clearer later today/tomorrow morning?

Getting back to the serious issue of Fatpipes Park and its value, on a simple 'investment' basis IF the football club pays a 'market rent' (hypothetical tenant of course as who else is in the market) of what was it? £275,000 per annum? then on a multiplier of even 12YP (8% yield) thats £3.3M. Given current yields/strength of covenant(very poor) would private money invest at 6/7%? Just cannot see on what basis judge would go with £2.6M at all.

As with all valuations, what are the assumptions? As it stands (depreciating asset), assuming a planning consent, or just plain old hope value? Ironically, the Miland plots are worth more with FP and vice versa; be interesting to see what firms each side has used to produce the competing valuations (I am trying to find out who). FP is 5.35 acres, £2.6M or £500K an acre seems a steal to me...Just think of all that CGT which will be payable when the PDT make a huge development profit!!

The new (if it goes ahead) Chairman (?) Ashley Brown said on Wave news at 7pm last night 'only two things can stop this going through; 1) we do not get all our pledges; 2) The court does not order Portpin to sell us FP. PKF have been blinded by the bull**** spouted by an opportunistic property developer promising millions if X, Y and Z happen. There has to be something in the water down there, all those fish to feed 5000, truly a miracle. Simply nauseating.

As I have said before, Sellar have a ransom strip on the access to the Miland land. An exclusivity does not amount to a great deal, no money has changed hands yet.

B&Q Landlord (sellar) has planning consent to split their unit down from 120K to 50 + 70 Food, so Tesco will go in there as B&Q downsize - they are NOT an option for revelopment of Miland + FP. sellar also have a ransom strip over access to the Miland plots to the west of FP, which Robinson is trying to buy from that administrator. FP is not really worth very much at all either on its own or as part of a comprehensive redevelopment. Sorry PST.

All Yoshis fault I am afraid; he was facing FORWARD when he got the ball from Cork; he had time to look up and either float it in to Lambert or go wide to Shaw who was in space; so why bother passing back to the GK who had even further to 'lump' it forward if choosing that option? Leave the nipper alone. Maybe he didnt see Shaw though? I still maintain we should dump the all red kit as players out wide blend with the crowd. Get some proper white stripes back in ASAP!!

Rubbish I sat next to him recently on a plane up to Manchester and was surprised how skinny he looked! He is a clever bloke so I reckon he will make a good go of it.

We just need one of their guys to make a cock up, like Vermaelen did last week, hopefully Vorm, its all fine lines at the moment and we need the luck to be on our side for once!
