I didn't watch yesterday, but I've read comments that players were giving but not going, and that the players ahead of the ball were very static. Not a great sign if so.

I wouldn't start either of them. I'd buy and start someone capable of delivering in this league, this season. Another kid who hasn't kicked a ball in men's football is not what we need.

"We" may mean us in this country, albeit without the infrastructure to support it. There's zero chance that the rest of the world will move that way though, and I won't get started on the environmental damage caused by that alleged environmental exercise.

Yep...cars that are currently ULEZ compliant will not remain compliant for the entirety of their serviceable life...the parameters for compliant vehicles will change in time.

I'm not sure how I feel about CBD, but a shift to decaf tea and coffee after midday has made a huge difference for me. I also find that having nothing on my mind is massive. If something is overhanging from the day, I make a plan to deal with it.

Stephens will be a real help this season, ditto Manning - I really like him. JWP will be off though and I suspect S Armstrong will be in/out of the team. That leaves no leaders in midfield - we need an experienced head in the middle of the pitch.

The drop in house prices would need to be huge to bring prices to a level where there can be mass house purchases. The negative equity caused by it will likely be ultra recessionary, and we'll probably have another banking crisis. No government would even contemplate that, let alone action it. I want a solution, but I don't see one as realistically achievable. We're poles apart on this, so I'll say no more.

Cork and Hammond had experience, Hammond on particular. Some experience is absolutely vital in the heart of midfield.

You're missing the point that no landlord can borrow to buy or retain a property on a BTL basis unless they demonstrate to the lender that there's a sufficient profit margin. That's not me advocating big profit. Given that reality, your hope that other BTL landlords will come along and reduce rents simply cannot happen in practice. Sure, it'd be great if the renter's who'd like to buy could do so and eliminate the need for so many BTL landlords, but we all know that even if with a fairly chunky drop in house prices, that's just too much of a stretch for many renters. I think (hope) we'll see some rental stock becoming owner occupied, but it won't be in huge numbers.

I do not understand how you think it's good for the rental market to have less houses in the rental pool. It really isn't.
