I'm a heating engineer and Hutch is quite right, unfortunately it is caused by a bad installation from when the heating was fitted. An installer should fit something called hair felt or something similar under the pipes where they pass over or through a wooden joist or where they come into contact with wood, because pipework expands and contracts as it heats and cools you get a ticking noise if this hasn't been done properly. Unfortunately the only cure is to left the offending piece of flooring and insulate as a above or learn to live with it.

We install service and repair a huge amount of boilers per year and without question Worcester is the most reliable. More importantly any boiler installed is only as good as the way it has been fitted. Condensing boilers have very small water ways inside and won't tolerate long service without the installer carrying out a chemical clean/power flush and also a debris filter. Some guys are throwing boilers on the wall only for it to bite you in the arse a few years later. The cheapest price is not always the best price so shop around and ask lots of questions

I am a gas safe registered engineer by trade, you must have 100 cm 2 of free air available for a dfe gas fire (decorative fuel effect) no fly screens or sliding shutters. It's not all about combustion air but also used for flue/chimney pull. In my opinion they are massively inefficient ie circa 20 percent I wouldn't use one in my home the way gas prices are going. Better off capping off the fire and sealing the drafty vent up and getting another focal point such as an electric unit, if in doubt consult a gas safe engineer.
