I think HSBC are offering a fixed term for 2 or 3 years at about 4% with a 10% deposit, which atm, is as good as you can probably find.

I bet there are a good number of people in your situation, able to afford a mortgage, but stuck when it comes to the deposit. Lenders still have a lot of questions to answer when it comes to this, assuming of course, that you do want to buy a house instead of renting (which i guess you do).

I know Housing Associations offer similar schemes. Some of the big Developers offer incentives for purchases, but these vary and i don't know the detail. Why would I bother? It seems a complete waste of time, unless one gets kicks out of searching for posts that can be used for some kind of self-gratifying smugness. Old place i used to work had a group of women with the same inclinations, although i'm sure the weekend was where they tucked it all away, as for all the salads they used to nibble at during the week, i'm sure they used to scoff large takeaways and pour gallons of alcopops down their necks on a friday and saturday. Never seemed to lose weight and were always increasing in size. The only thing that seemed to spur them on to a gym was if they got dumped, but as soon as they found another poor sap ready to take them on, they were back in the comfort food zone.
