I was talking to some American environmental activists a while ago and asked them why Greenpeace (which advocates civil disobedience on occasion) was no where near as popular or as successful in the US as in Europe. Consensus was that Europe is more tolerant of peaceful protest (even if it is strictly illegal - eg occupying an area). You are much more likely to get your head cracked or be arrested in the US than in Europe, where the police will usually only act in that way under severe provocation.

Its a very very good site. Covers just about everywhere and I dont book a hotel now without first checking it out on tripadvisor.

HSBC offer a good deal on trackers so you are already in a pretty good place, although you could get it down to 2.5% if you only need 60% LTV. If you add in the fees for switching I'd be surprised if the 3 year fix at 3.19% was a good move. Try moneysupermarket.com - all the deals without a biased advisor pushing you (be sure to scroll down past the 'sponsored' deals at the top of the list and sort them by lowest overall cost.

It depends how long you are going to fix for. If you want a 10, 15 or even 25 year fix then interest rates now or even next year will have little influence on the rate you get. If you just want a new two or three year deal interest rates would have to go up an awful lot for a fixed deal to work out cheaper than a tracker.

Any high end flat / retail development would need a big site to redevelop (otherwise it would just be some nice flats surrounded by a football ground and run down light industry and wouldnt generate the highest sale prices. AFAIK Saints dont own any waterfront property, so the clubs only input / lever would be the SMS site - requiring relocation of the ground somewhere else. At current stadium build prices and selling prices of flats, I doubt that would make sense

Agree with that. Southampton has miles of riverfront and very little public access to it apart from Mayflower park which is a dump (great location, lots of potential, but a dump). The city doesnt need /cant sustain more retail.

Like anything, the only answer is it depends... Could be as little as £500 for knocking out, mantlepiece, firebricks and rack and capping off gas. If your chimney needs lining (if its gas porous) and you want a log burner could be £5,000. Why not get an open flame gas fire? Some are amazingly good. Theres a pub I went to three times before realising the 'real open fire' was actually gas.

Its really difficult to stock real ale in a function bar which only open for a few hours every two weeks. After being delivered it needs to settle for a few days and then needs to be drunk within a week after that. You cant guess exactly how much people will drink each game so you will either end up overstocking and throwing the stuff away or running out some matchdays. Thats why most temporary bars serve lager, Guiness and crappy keg bitter - its hermetically sealed and pasteurised so lasts much longer.

Catchment size is important, as is proximity of other successful clubs. Nothing matters like price though. Priced £10 a ticket in the premier league and we'd sell 50,000 every game. Charge £50 and we'd get c20,000. IMO the club should pitch the pricing with an eye on filling the stadium (long term fanbase building) rather than best mix of maximising revenue and minimising costs.

Didnt the club appoint some Swiss guy to head up hospitality last summer? What happened to him? Agree they should sort the offer out, not enough range atm. We always used to have a family get a table for a family get together once a year, but not recently. A bookable table, decent food, bit of professional chat, good seat and cash bar shouldnt be too hard to sort out surely. -

It might not be dyslexia but some kind of brain injury like a stroke. Bit off topic but the book "The Man who Mistook his Wife for a Hat" is a fascinating read.
